NORDICA RESIDENCE – a business-class residential complex on Zaliznychne Highway in the Pechersk district of Kyiv, in the Chorna Hora area. Three buildings of varying height – 14, 18, 21 and 26 storeys – holding 454 apartments.
Blocks of different heights share one basement level, which means very different loads arriving on a single foundation. The 523-space car park fills the whole podium, and its roof slab carries not a roof but the courtyard: soil deep enough for conifers, play areas and walkways.
The courtyard stays entirely pedestrian; the cars go underground. One block carries a lounge on its roof with a view over Pechersk – an accessible roof twenty-six storeys up. The ground floors hold commercial units and a nursery for 80 children.
