Can you run the whole project – from site data to the permit?
Yes – that is our lead design service. We become the lead designer: we gather the site data, carry every discipline of the documentation and take the project through to the building permit. For the client that means one contractor and one point of responsibility.
We already have a completed design from another practice. Will you work with it?
Yes – that is a service of its own, design optimisation. We take documentation another practice has already produced, find where surplus margin has been built in, recalculate the structure and show what each decision costs – before any of it goes on site.
What types of building do you work on?
Residential quarters, hotels, shopping centres, commercial premises and public buildings. To date: 572+ concepts delivered and 1.1M+ m² of efficiently planned area.
Do you only work in Lviv?
The office is in Lviv, at 14a Rudnenska Street. We run projects in Lviv, elsewhere in Ukraine and abroad.
What does the design process look like?
Four stages. Analysis and preparation – we establish the technical basis. Concept and technical decisions – we settle the structural and engineering scheme and choose materials and technologies. Design and calculation – we run the numbers and produce the full set of documentation. Delivery support – from the start of construction to handover.
What does optimisation return, in money and in time?
Optimised design calculations have returned $22.4M+ to investors in total. A systematic approach to design cuts delivery time by up to 20%.

We come in where the standard approach produces a budget that doesn’t add up, take the problem apart from scratch – from the planning structure through to the services – and look for the solution that gets the required result. Optimal zoning is a separate strand: we calculate how much usable area a site can realistically yield, before design even begins.
